Selling your home isn't just getting it in the MLS. It's about guiding you through the selling process in a few key areas:
Making sure you're in compliance with real estate law. I'll be sure you follow South Carolina's Property disclosure laws, as well as the federal lead based paint disclosures as applicable.
Pricing your home right for today's market. Is it a buyer's market, or a seller's market? Maybe we're comfortably in the middle in a balanced market? In almost three decades I've seen a lot of different types of markets, and I can help you navigate any of them. Every home has a value, and I've learned some lessons pricing properties along the way. Too high, and no one looks at it. A little high, and you have lots of lookers - but no offers. Just right, and the offers come. In the end, I'm here to advise, but pricing is always your choice. I'm here to do what you want done.
Once we have an offer, we have a few more steps to get it to the closing table. I can give you my opinion on how you should respond to an offer. Should you counter? Maybe you want more proof of a buyer's ability to purchase? Your home's buyer is probably going to have an inspection. Every inspection is going to find issues. Often, these are minor - but I can recommend which repairs you should agree to, and how to get that repair addendum out of the way as easily as possible so we can get to closing.
Before the closing, I'll do a thorough review of your documents to ensure everything is what you agreed to.
